01What This Service Is

When two appointed appraisers can't close the gap on the amount of loss, the appraisal process calls for an umpire — a neutral decision-maker selected by the two appraisers (or, where they can't agree, appointed by a court). Agreement by any two of the three panel members produces a binding appraisal award.

The umpire is not a tiebreaker who splits the difference. The role is to independently weigh both appraisers' positions on damages, repair scope, methodology, quantities, and pricing — inspect where needed — and land on the amount the evidence supports. The umpire is not an advocate for either party and does not decide coverage, fault, or legal questions.

03What You Receive

Impartial File Review

A genuine review of both appraisers' estimates, documentation, and supporting references — each position tested against the damage evidence and recognized standards.

Inspection When Needed

Site inspection where the file can't answer the question — measured, photographed, and documented, including drone/thermal capability where roof or moisture questions drive the dispute.

Signed Appraisal Award

An itemized resolution of the disputed line items and a signed award stating the amount of loss (RCV/ACV as applicable) — clean, defensible, and ready for the file.

04What To Send Us

Fees: per industry norm, the umpire's fee is typically split 50/50 between the parties unless the policy or an agreement says otherwise. Billing begins at formal engagement — proposing RiskAxis as umpire costs nothing.
